Working Successfully With Your Realtor
The home buying process can be exciting as well as overwhelming. By choosing the right Realtor to assist you in your home search, you will be better informed, more aware of your options, able to purchase more real estate for your dollar and end up much happier.
To maximize your working relationship with your realtor, always remember that your interactions may be legally binding when it involves the sale of Real Estate. It only takes one simple question or statement, such as "I saw the home for sale in the last Sunday's paper", to unknowingly establish a legal relationship with someone who may not have your best interest at hand. In light of this information, keep in mind the following:
- Do not inquire about a prospective property yourself; allow your Realtor to do it for you
- If you attend an open house without your realtor, present your Realtor's business card upon entry. If you are required to sign a roster upon entering, include your Realtor's name next to your signature and note "Buyers Agent". If you find that you would like to submit an offer for the property, call your Realtor immediately.
- If you see a newspaper ad or For Sale sign of a property that grabs your attention, provide your realtor with complete contact information and the address of the home
Since Realtors are strictly paid on a commission basis, failure to follow these guidelines will prevent your realtor from receiving a paycheck. More importantly, you've drastically reduced your chances of negotiating the best deal possible.
To increase your chances of securing the home of your dreams, complete the mortgage pre-approval process with lender BEFORE you talk with your realtor. Or, expect your realtor to immediately refer you to a lender for pre-approval. This quick & crucial process insures that you truly can get a mortgage, and that you will have cash to buy a home!
